Downtown Denver, The Regions Central Business District
Downtown Denver, generally bounded by Broadway, Colfax Avenue, Speer Boulevard, Larimer Street, and 20th Street, contains approximately 32 million square feet of commercial and government office space. No other office district in a 600 mile radius contains more space. The CBD also contains more than 2 million square feet of retail space, and almost 2,200 residential units. 130,000 people work in the CBD, and approximately 3,000 people live in the area. Four Seasons Private Residences
Location: 14th & Arapahoe Street Height: 565 feet/752 feet (top of spire) Floors: 50 Completion Date: 2007 Project Details: This mixed-use tower is the tallest proposed in Denver, and would be the 4th or 5th tallest in the City. The building is proposed to include ground floor retail, parking, 120 to 180 hotel rooms, and 140 residential units.

Location: 1750 Sherman Street Height: 650 feet Floors: 48 Completion Date: 2006/2007 Project Details: This tower is among the tallest proposed in Denver in recent years, and would be the 4th or 5th tallest in the City. The building is proposed to include ground floor retail, parking, 180 residential units, and 280,000 square feet of office space. |

Location: 1100 15th Street Height: 540 feet Floors: 42 Completion Date: Undetermined Project Details: The building, to be developed by Hines Interests, will include 640,000 square feet of office space. |

Hyatt Convention Center Hotel
Location: 1500 California Street Height: 457 feet Floors: 37/27 Completion Date: 2005 Project Details: This new hotel, to be constructed adjacent to the expanded Colorado Convention Center, will contain approximately 1,100 rooms and 45,000 square feet of meeting space. The City of Denver will act as the developer of the hotel. |
| 1600 Glenarm Residences
Location: 1600 Glenarm Place Height: 364 feet Floors: 31 Completion Date: 2005 Project Details: This building, originally constructed in 1967 as an office building for Security Life, will be converted into 333 luxury apartment units. Ground floor retail will also be included on the 16th Street Mall. |

Location: Between 14th, 15th, Champa, and California Height: Up to 340 feet Floors: Up to 30 Completion Date: 2007-2008 Project Details: Up to 4 mixed-use or hotel buildings are planned on portions of the two blocks. One of the buildings will be a 27-story hotel. Another will be a 30-story residential/office/retail building. See the 4/2/05 entry on the News page for more info. |
| Executive Tower Inn and Student Housing
Location: 1400 Curtis Street Height: 325 feet Floors: 30 Completion Date: 2006 Project Details: This building, originally constructed in 1971, will remain as a hotel. However, the top 14 floor will be converted into residential units to serve the Auraria Campus nearby. |
| 425 15th Street
Location: 425 15th Street Height: 330 feet Floors: 24 Completion Date: Undetermined Project Details: This 365,000 square foot building, with 14 floors of office and 10 floors of parking, is planned by Brookfield Properties for a site directly west of the Denver Pavilions retail/entertainment complex. |

U.S. Courthouse Annex
Location: 1900 Champa Street Height: 240 feet Floors: 10 Completion Date: 2002 Project Details: This 320,000 square foot addition to Denver's Federal Government District will also include a large plaza space. A second phase of similar height is planned for the site, as the need for space increases. |

Denver Athletic Club Hotel
Location: 1400 Welton Street Height: 225 feet Floors: 20 Completion Date: Undetermined Project Details: This 500 room hotel will also include below and above grade parking for both the hotel and the DAC. |

Wellington E. Webb Municipal Building
Location: 1400 Court Place Height: 221 feet Floors: 12 Completion Date: 2002 Project Details: This 700,000 square foot addition to the Denver City Hall complex is located directly north of Civic Center Park. The new structure is attached to the historic International Style Annex 1 building. |

Location: 1725 Champa St Height: 170 feet Floors: 14 Completion Date: 2005 Project Details: This 228 room extended stay hotel will include 7 floors of rooms above 7 floors of parking. Ground floor retail will be provided. |

Denver Newspaper Agency Building
Location: 1500 Court Place Height: 170 feet Floors: 11 Completion Date: 2006 Project Details: This 308,000 square foot building will house the newsrooms for the Denver Post and Rocky Mountain News, as well as the corporate headquarters for MediaNews Group. Ground floor retail space will be provided, as well as a pedestrian plaza facing Civic Center Park. |

Location: Colfax Ave./Delaware St. Height: 70 feet Floors: 5 Completion Date: 2007 Project Details: This complex will include jail and court space, and a multi-level parking structure. |
| Santa Fe Commons
Location: 1001 Santa Fe Drive Height: 54 feet Floors: 4 Completion Date: 2004 Project Details: This 38 unit affordable loft building is being developed NEWSED, a non-profit in the area. Ground floor retail space will also be included. |
| Colorado Convention Center Expansion
Location: 1400 Stout Street Height: 100 feet Floors: N/A Completion Date: 2005 Project Details: The expansion will double the size of the facility to 1.2 million square feet, including a 600,000 square foot exhibition hall, and a 5,000 seat auditorium. A new light rail station will also be constructed as part of the project. |
